The Golden Visa, a great incentive to attract foreign investors

Did you know that by making a minimum real estate investment of €500,000, non-EU foreigners can obtain a Golden Visa? (And no, we're not talking about an exclusive credit card). The Golden Visa is a housing investment program that allows non-EU foreigners to obtain a temporary residence permit in Spain in exchange for making a property investment worth €500,000 or more. In addition to real estate, investors can also obtain this visa by acquiring €2 million in public debt, shares worth at least €1 million in Spanish companies, or through investment funds and bank deposits, also starting at €1 million.

This program was implemented in Spain in 2013 with the aim of attracting foreign investment and stimulating the real estate market. And, from the outset, it proved to be a very attractive measure for foreign investors seeking a change of residence or a contingency plan in the event of a crisis in their country of origin.

What benefits does it offer investors?

The Golden Visa program offers several benefits for foreign investors:

Temporary residence permit: The main benefit of the Golden Visa program is that it allows foreign investors to obtain a temporary residence permit in Spain for two years, which can be renewed for additional two-year periods.

Free movement within the European Union: Once they have obtained a temporary residence permit, foreign investors can travel freely throughout the European Union.

Access to public services: Like any other person legally residing in Spain, foreign investors participating in the Golden Visa program have access to public services such as education.

Opportunity to obtain permanent residency: Foreign investors who obtain the visa can apply for permanent residency after a certain period of time, provided they meet certain requirements.

What requirements must a foreigner meet to be eligible for the Golden Visa?

To obtain a Golden Visa in Spain, foreign investors must follow these steps:

  1. Make a minimum investment of €500,000 in a property in Spain.
  2. Meet certain security requirements, such as having no criminal record.
  3. Submit all necessary documentation to apply for the Golden Visa, including passport, criminal record certificate, and proof of investment in property.
  4. Pay the corresponding fees.
  5. Wait for the application to be approved. Once approved, a two-year temporary residence permit will be issued.
  6. Renew the temporary residence permit every two years by meeting the necessary requirements.

It is important to note that the Golden Visa application process may vary depending on the specific regulations and requirements of the Spanish Ministry of the Interior. Therefore, it is advisable to be well informed before starting the application process.

Why the creation of the program has been a success in Spain

Since its implementation, the Golden Visa program has been very popular among foreign investors. According to data from the Ministry of Foreign Affairs and Cooperation, more than 7,000 temporary residence permits have been granted through the Golden Visa program since its creation. Most investors come from China, Russia, and Brazil, but there are also a large number of investors from countries such as Venezuela, Colombia, and Saudi Arabia.

This excellent reception has also had a significant impact on the Spanish real estate market, as it has helped stimulate demand for luxury properties and contributed to an increase in housing prices in some areas. In addition, the increase in foreign investment in Spain has also contributed to job creation and economic growth. This was very beneficial for the Spanish real estate market, especially at the beginning of the program, as the implementation of this measure helped to revive it after the economic crisis.

Perhaps that explains why 91% of real estate investment in Spain in the first quarter of 2022 was made with international capital, according to data from the consulting firm Cushman & Wakefield.
