It happens when the space opens up, you walk through it, and it begins to evoke real emotions. That’s exactly what happened at the open house for Prim, 22. For a few hours, the building ceased to be a completed construction project and became a shared real estate experience.

A simple format, a clear purpose

For more than three hours, some thirty guests toured the apartment in a deliberately informal atmosphere. No speeches. No introductions. No script. Just the space, the people, and enough time to calmly observe the shifting midday light bathing each of the building’s eleven balconies. The intention was not to explain the property. It was to allow each visitor to discover it at their own pace.

Create an experience, not just an event

Although the format was simple, it was backed by a carefully thought-out structure. The event was organized by Barnes San Sebastián, which served as the host and brought together potential buyers, while also deploying its sales team to present the property in a much more intimate setting than usual. From there, each element contributed to the whole without overshadowing the others:

The value of being able to experience the space

One of the most interesting aspects of the event was how the attendees interacted with the house. There was no set tour route, but there was an implicit invitation: to observe how light moved through the building throughout the day, to notice the details and finishes, to pause for spontaneous conversations, and, above all, to imagine the life that could unfold there. Elements such as the eleven balconies, the materials, or the small details of construction were not explained in technical terms. They were discovered. And that completely changes one’s perception.

One of the topics that sparked the most conversation was the presence of Íñigo Arístegui’s works. Not only because of the pieces themselves, but also because of something rather unusual: the artist himself was there. This allowed attendees to view the works and understand their meaning, context, and the intention behind each one. The difference is striking. Because when someone explains a work to you right there, it ceases to be a decorative element and becomes part of the experience of the space. And that, in this case, made all the difference.

An atmosphere that can't be forced

Beyond the event itself, one thing stood out in particular: the atmosphere. It was so easy to move among groups, strike up conversations, and connect with people who, in many cases, didn’t know each other beforehand. It was a day when everything just flowed. And that kind of energy can’t be engineered. It happens when the setting is just right.

When selling an apartment in San Sebastián, it’s common to limit yourself to showcasing the property: photos, quick tours, and property listings. But in many cases, that’s not enough. An event like this follows a different logic: It’s not just about showing. It’s aboutevoking a feeling. Pure real estate marketing, but taken to the next level.

Because when a potential buyer or investor can walk through the space without feeling pressured, naturally take in its details, and experience it firsthand—even if only for a few hours—the connection is completely different.

Furthermore, an event like the one organized by Prim helps to better position the property, set it apart in a demanding market full of exclusive apartments—such as the one in San Sebastián—and reinforce the perception of quality, thereby facilitating its sale. In fact, beyond the specific data, the general consensus during the event was clear: this is a property that will find a buyer with ease.
